Buying and selling property during the Coronavirus outbreak

With a new national lockdown starting January 4, many people are wondering what that means for movers. Under current guidelines, you can now buy, sell, and move home. But it’s completely natural to have questions about the process. We’re here to answer those questions and to reassure you that we’re doing everything to help you buy and sell your homes safely.

What does this mean if I am in the process of buying or selling a house?

At the moment, all activities involved with buying, selling, and moving are allowed by the government: including viewing properties, surveying, conveyancing, and moving. You can see the latest government guidelines here.

But we’re still adapting and the circumstances continue to change on a daily basis, so we’re asking our customers to be flexible. This may mean doing some steps virtually or allowing more time for a home sale in the case that anyone involved develops symptoms. 

If anyone in your household is self-isolating or displaying symptoms of coronavirus, then you should not be progressing with a house sale until it is safe for you to do so.

What does the new lockdown mean?

Good question. There has been some confusion around what is and isn’t allowed during the new lockdown. But moving home — and any activity related to moving — is still allowed, as the government explains in their guidance:

"You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary. Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings."

So you can move during the lockdown, at least at the moment — you can always put in your postcode to find the exact government guidance where you are right now — and we’ve put safety precautions in place, which we’ll talk about in a minute. 

Of course, whether or not you want to move is up to you — you need to use your judgement. We offer virtual services at many points along the moving journey, so you can do virtual valuations and virtual viewings, but it’s still down to what you feel comfortable with. You may want to hold off until your area is released from lockdown — and that’s OK, too. 

What does this mean if I want a valuation? 

We can still value your home and get you on the market, simply book a valuation to get started. Valuations will be carried out virtually wherever possible, using apps like Whatsapp, FaceTime, or Zoom. If you’re not sure how to use them, we can talk you through it. 

We can carry out physical valuations and photography visits when needed. Our Strike agents and homeowners must follow the government guidelines for in-person valuations: 

  • Clean your hands immediately before and after the visit

  • Minimise contact with surfaces during the visit and clean surfaces and door handles afterwards

  • Leave internal doors open and keep spaces free of clutter

  • Restrict the number of people present, if at all possible

  • You should wear a face mask (Strike agents will always be wearing a face covering)

We also would recommend staying at least six feet apart, as per the government guidelines.

What does this mean if I want to list my property?

If you’re looking to sell your home, we’re happy to list your property and get started. But we also understand that things are changing and you might not be sure if this is the right time for you to sell. Your Strike agent will talk you through the current market and what you’re looking for from a home sale, to work out what’s in your best interest. 

Can property viewings take place?

Yes, property viewings are now permitted by the government, as per latest guidance

Although you can have in-person viewings, our advice is still to carry out viewings virtually wherever possible. Simply book a viewing through the website and use our messaging facility to arrange it. If it’s a hosted viewing, just reach out to Strike and we’ll help arrange a virtual session. 

Physical viewings should only be carried out if necessary — and if both the seller and buyer agree to follow the government guidelines. At the moment, open house viewings should not take place.  

It’s important that everyone follows government guidelines for all in-person viewings:

  • Maintain a minimum of 2 metres distance from others wherever possible

  • Clean your hands immediately before and after the viewing

  • Minimise contact with surfaces during the visit and clean surfaces such as door handles afterwards

  • Leave internal doors open and keep spaces free of clutter

  • Restrict the number of people present, if at all possible

  • Limit viewings to only two households inside at any one time

  • All viewers should wear a face covering (Strike agents will always wear one)

What is Strike doing to protect against Covid-19?

We’re doing everything we can to put your safety first. In addition to the government guidelines, we’ve put some procedures in place to protect our customers — and the Strike family. 

  • New reporting procedures for agents with any sign of symptoms or exposure

  • All agents must travel alone, even when going to the same location

  • All agents must sanitize their hands before and after a viewing

  • All agents will wear a face mask to any in-person valuations or viewings

  • Agents carry antiviral wipes for any equipment or door handles

  • Agents are instructed to leave a property immediately if they see anyone presenting symptoms

Agents are not allowed to attend any in-person viewings or valuations if they feel ill — and we urge all customers to cancel any meetings if they are unwell.
